Bankside redevelopment for ispace

We completed extensive redevelopment work on Hull’s Bankside for our client, ispace. The 15 acre innovative business development site is situated approx. 3 miles north of Hull City Centre along the banks of the river Hull.

The site has had various uses over the years and is on land that has been recovered from the river’s flood plain. The site is partially bound by vertical piles to form a wharf wall. Bankside and Clough Road is a well established business location, which already includes various out of town retail operations.

At the outset of the project the site was contaminated with various chemicals and substances. To remove these contaminants and to remove obstacles from the ground, the site was remediated to a depth of around 2m and the contaminants removed. The site was divided into units, so the work was logically completed in phases. Units on ipark are of steel portal framed construction, built to the latest specification, provided in an open plan format ready for occupiers specific fit out. Shared space has been thoughtfully designed with uniform signage, low landscaping and street lights.

It is also one of the largest industrial regeneration projects recently undertaken in the city creating 200,000 sq ft of workspace.The development of ipark was supported financially by the European Union attracting over 1.4 million investment from the European Regional Development Fund as part of Europe's support for the the region's economic development.

We are pleased to say that the project was delivered on time and in budget, and ispace were delighted with many new tenants now on site. Current occupiers include Gym Fit, CPD, Goals Soccer, Edmundson's Electrical and Hull Exhausts.
