Protecting Lives and Properties

Fire safety legislation places a legal duty on building owners, landlords and responsible persons to ensure that fire protection measures are properly installed, maintained, and remain fit for purpose throughout the life of a building.

At Houlton, we provide comprehensive passive fire protection services across Yorkshire and Lincolnshire, helping clients achieve compliance, reducing the risk of fire and smoke spreading, safeguarding occupants, and buildings alike.

Our specialist team delivers certification for fire door installation and maintenance, fire stopping solutions and maintenance, compartmentation works giving associated fire protection services to commercial, industrial, healthcare, education, and public sector buildings.

Fire Safety Legislation

Under the Regulatory Reform (Fire Safety) Order 2005, responsible persons must ensure that suitable fire precautions are in place and maintained to protect occupants in the event of a fire.

Article 17 specifically requires fire safety equipment and measures, including fire doors and compartmentation systems, to be maintained in an efficient state, in efficient working order and in good repair.

Failure to comply with fire safety legislation can result in enforcement action, prosecution, substantial fines and, in serious cases, closure of premises.

Your Responsibilities

As a building owner, employer, landlord or duty holder, you are responsible for taking reasonable fire safety precautions to protect employees, residents, visitors and members of the public.

This includes ensuring that:

  • Fire doors are correctly installed and maintained
  • Fire stopping systems remain effective
  • Fire compartments are not compromised by service penetrations
  • Fire safety defects identified during inspections are remedied promptly
  • Suitable fire risk assessments are undertaken and acted upon

Maintaining the integrity of your building's passive fire protection systems is essential to limiting the spread of fire and smoke, protecting escape routes and allowing occupants sufficient time to evacuate safely.

Why Choose Houlton?

Houlton is a long-established family-owned business with a proven track record of delivering high-quality compliance and construction services.

Our fire protection division is supported by recognised industry accreditations, including Q-Mark certification through BM TRADA, for the installation and maintenance of fire doors and passive fire stopping installation. BM TRADA is a leading third-party certification body within the fire protection industry, providing independent assurance of quality, competence, and compliance.

Through regular independent audits, we demonstrate the competence of our directly employed specialists and maintain full traceability throughout the installation and maintenance process.

We also can provide certification on the installation of air transfer grilles within fire-rated walls, ensuring all associated penetrations are correctly detailed, tested and compliant with relevant fire safety requirements.

In addition, we hold:

  • ISO 9001 - Quality Management
  • ISO 14001 - Environmental Management
  • ISO 45001 - Occupational Health & Safety Management

These accreditations provide our clients with confidence that all work is delivered safely, consistently and to the highest standards.

Fire Door Installation

The performance of a fire door is only as effective as its installation.

Our trained and accredited installers ensure that fire doors are fitted in accordance with manufacturers' specifications, certification requirements and current industry standards. We provide complete fire door installations, replacements and upgrades using compatible fire-rated components throughout.

Correct installation helps maintain certification, achieve compliance and ensure effective protection in the event of a fire.

Fire Door Inspection & Maintenance

Regular inspection and maintenance are essential to ensure fire doors continue to perform as intended.

Our specialists carry out inspections, identify defects and undertake remedial works using approved fire-rated components. Detailed records can be provided to support compliance and fire risk management procedures.

Recommended inspection frequencies include:

  • Every 12 months in buildings over 11m for flat entry doors - Regulation
  • Every 12 months in buildings under 11m for flat entry doors - Advisory
  • Communal and plant room / riser doors in buildings over 11m every 3-6 months, visual by a responsible and competent person, with a full inspection every 12 months
  • Every 3 months on high traffic areas, such as schools and offices, visual by a responsible and competent person, with a full inspection every 12 months

Fire Stopping Solutions

Fire stopping plays a critical role in maintaining the integrity of a building's fire compartments.

Where services such as pipes, cables, ductwork and conduits pass through fire-rated walls and floors, gaps are created that can allow fire and smoke to spread rapidly throughout a building.

Our fire stopping specialists install and maintain tested and certified fire stopping systems, including:

  • Service penetration sealing
  • Fire-rated mastics and sealants
  • Fire collars and wraps
  • Fire batt systems
  • Linear gap seals
  • Cavity barriers
  • Compartmentation repairs

All installations are completed in accordance with manufacturers' specifications and relevant fire test evidence, helping to restore and maintain compartmentation throughout the building.

Additional Fire Protection Services

Through our specialist team and trusted partners, we can also provide:

  • Fire Risk Assessments
  • Fire Detection and Alarm Systems
  • Fire Barriers
  • Intumescent Coatings and Painting
  • Emergency Lighting
  • Fire Safety Equipment Supply and Maintenance
