Redevelopment of 1970’s office Building in the heart of the Hull City centre, creating an arcade of retail units on the ground floor that front onto the Market Place. The project is split into 4 phases. Phases 1 & 2 are complete with Phases 3 & 4 works in progress.
Phase 1 - Initial creation of retail Units 1 to 7
Works include but are not limited to:
- Initial Strip out building.
- Demolition works.
- Installation of new structural steelwork and associated foundations.
- Scabbling existing concrete floors.
- New Service Connections to individual Units.
- Installation of new Drainage.
- Installation of new curtain walling.
- Air Testing of units.
Phase 2 - Installation of shop frontages
20-Week Contract
Client: King William House Ltd.
Works include but are not limited to:
- Similar works to those described in Phase 1.
- Creation of new external openings & making good of brickwork (to match existing).
- Installation of new shop front glazed screens and entrance doors.
- Application of through coloured render to frontage.
- Stone cladding to columns.
- External Works including paving and installation of stone sets.
Phase 3&4
20-Week Contract
Phase 3 - Construction of new colonnade, installation of new windows and louvres, internal fit out of Unit 7, enabling works to unit 8 (forming openings and main entrance stair core):
Works include but are not limited to:
- Demolition of existing curved façade.
- Removal of existing external windows, Louvres and external doors.
- Re-construction of curved façade in facing brick masonry cavity wall with full fill insulation.
- New colonnade including timber cladding, Curtain walling, new block paving and decorative soffit.
- Installation of new foundations in to S.E details.
- Install new windows and louvres in new and existing openings.
- Form openings in first floor slab for future installation of stair, accessible lift and goods lift.
- Construction separating wall to unit 8 entrance stair core.
- New levelling screed to existing concrete floor and GF level to unit 7.
- New Internal thermal linings to external walls to unit 7.
- Decoration to new internal linings.
Phase 4 – fit out of Unit 8
Works include but are not limited to:
- New Internal thermal linings to external walls.
- New internal lining to main stair core to unit 8.
- New entrance stairs with temporary handrail and guarding to stairwell.
- New accessible lift to main entrance core.
- New accessible goods lift to rear core within new hole in slab formed as part of phase 3.
- New levelling screed to existing concrete floor at FF level to unit 8.
- Decoration to new internal linings.
